What to do when your roof leaks

Simple steps to reduce damage, stay safe and give the roofer useful information.

Simple steps to reduce damage, stay safe and give the roofer useful information. The aim is not to diagnose a roof from the ground. It is to notice useful signs, protect the building and know what to ask next.

01 · First check

Start safely and keep the problem simple

Do not climb onto a wet or damaged roof. Look from the ground and from safe indoor spaces such as a window or loft hatch. Note where the mark is, when it appears and which way the wind was blowing.

Photos can be useful. Take wide shots that show the whole roof area and closer ground-level shots of anything that has moved. Never lean from a window or use an unsecured ladder.

Safety first

If water is close to a light, socket or electrical fitting, keep away and arrange urgent professional help.

02 · Useful signs

What to look for without going onto the roof

  • A new ceiling mark or damp smell
  • A slate, tile or roof part on the ground
  • Water near a chimney, valley or outside wall
  • A leak that returns in the same weather

One sign does not always mean a full replacement is needed. A small failed detail can sometimes cause a large indoor mark. The surrounding roof still needs checked because water can travel before it becomes visible.

03 · What it may mean

Possible causes a roofer may check

1

A slipped or cracked roof covering

2

Lifted flashing or worn mortar

3

A blocked valley or gutter sending water the wrong way

4

Water travelling below the covering before it appears indoors

The weather can offer a clue. A problem that only appears during wind-driven rain may be different from a slow mark that grows after every shower.

04 · Next step

Repair first when the sound roof around it can stay

A focused repair often makes sense when the fault is limited and the nearby roof covering is still sound. Wider replacement becomes more sensible when faults cover several areas, the covering is near the end of its life or the roof below is also damaged.

Ask the roofer to separate urgent work from future improvements. This makes it easier to protect the property now and plan larger work without pressure.

05 · The quote

Ask for a written scope, not only a total price

A useful quote should name the roof area, the agreed work and the main materials. It should also say whether access, waste removal and making good are included.

If the condition below the roof covering cannot be seen until work starts, ask how unexpected damage will be shown and approved. You should hear about a change before extra work is added.
